How smoke gets into a house that did not burn
The U.S. Fire Administration counts roughly 344,600 residential building fires in 2023, and every one of them produced smoke that went somewhere other than the room of origin. Some of it went into the neighbours' houses. The EPA's guidance on wildfires and indoor air quality is blunt that smoke from outdoors enters homes and makes the indoor air unhealthy too, and the same routes apply to a structure fire across the street: open windows, the gaps around doors and penetrations, ventilation openings, and the HVAC system's fresh-air intake, which pulls the plume in and distributes it through every register in the house.
What arrives is a mixture of gases and fine particles. The particles — the fraction the EPA classifies as PM2.5 — settle onto horizontal surfaces, inside closets and cabinets, on the top of the attic insulation and inside duct runs. The heavier gases condense on cool surfaces as the house returns to normal temperature and re-emit whenever those surfaces warm again. That second part is why a house can pass a visual inspection and still smell like the fire every afternoon.
What we test, and where
A residential visit is an investigation rather than a swab at the front door. The specialist records the exposure — which fire, when, how far away, which direction the wind blew — and then samples along the pathways smoke actually takes:
- Living space. Tape lifts and wipe samples from horizontal surfaces, window tracks, closet shelves and the tops of door frames, where deposits settle undisturbed.
- Attic. The underside of the roof deck, the rafters and the surface of the insulation — the largest unfinished, porous surfaces in the house and the most common reservoir for lingering odor.
- HVAC. The return plenum, the supply registers and the filter that ran during the event, which is the single most useful item to keep.
- Air. Where odor is the complaint, air sampling for the volatile compounds that residue re-emits, compared against background.
Every sample location is photographed and logged on a chain-of-custody form. Analysis is performed by an accredited laboratory, and the report identifies soot, char and ash and distinguishes them from ordinary household dust — the distinction that separates "the house is dirty" from "the house is contaminated."
What mitigation involves when contamination is confirmed
If the laboratory confirms contamination, a licensed industrial hygienist writes the remediation protocol. That document defines the scope in technical terms — which surfaces, which materials, which methods — rather than leaving it to an estimate. Remediation is then performed by certified professionals under protocols aligned with ANSI/IICRC S700, the fire and smoke damage restoration standard. In a typical house that means HEPA vacuuming and wet cleaning of hard surfaces, cleaning or replacement of porous materials depending on what the samples showed, attic insulation removal where it is contaminated, duct cleaning where the system carried the smoke, and treatment of odor reservoirs. When the work is done, the same locations are sampled again. The clearance report is what closes the job — not the absence of a smell on the day the crew leaves.
How the claim pays
Smoke is a covered peril under most standard homeowners policies, subject to the policy's terms. The Insurance Information Institute's guide to settling claims after a disaster describes the process every carrier follows: report the loss promptly, document the damage before cleaning, keep receipts for temporary measures and any additional living expenses, and support the claim with written estimates and records. The testing report and the hygienist's protocol are the records that make a smoke claim specific: exposure documented, intrusion observed, samples collected under chain of custody, laboratory findings reported, scope recommended. On an approved claim, remediation is billed through the claim; you remain responsible for your deductible. If the laboratory finds background levels, you owe nothing for the test on a qualifying insured loss.
